Minimum guidance value of land fixed

With a view to curb and prevent the practice of under valuation of land in land transaction, the Revenue Department, Government of Manipur has issued an order for the fixation of Minimum Guidance Value of different categories of land in the state on the basis of location, commercial and market value.
According to the order issued by S Sunderlal, Commissioner (Revenue), Government of Manipur today, the valuation of land in land transaction after the enforcement of this order shall be either at a rate higher than or at a rate not less than the prescribed Minimum Guidance Value for the specified category/units of land.
Explaining the reasons for fixing the rate, the order stated that it was due to necessity and expediency to determine and fix the minimum value of different categories of land in Manipur particularly in the urban areas and district Head Quarters of the state with the view to curb and prevent the practice of under valuation of land in land transactions.
Accordingly, Minimum Guidance Value of land in Commercial areas (Unit-1) including Paona Bazaar, Thangal Bazaar upto Police Stand, Thangmeiband, Gandhi Avenue, Bir Tikendrajit Road, Nityaipat Chuthek Police Stand upto Keishampat Bridge has been fixed at Rs 1200 per square feet.
Commercial and Residential areas (Unit-2) including North AOC, Minuthong, Khongnang Ani Karak which are along the roadside has been fixed at Rs 500 per sq feet and the interior areas has been fixed at Rs 100 per square feet.
While land at Minuthong, Babupara, Sajenthong Officers Colony, Electricity Colony, Jail Road, Old Lambulane, 1st Bn.
Manipur Rifles and the 2nd Bn.
Manipur Rifles has been fixed at Rs 1000 per square feet.
Rate of land along the roadside and interior areas of Lamlong Bazaar, Ayangpalli Road to JN Hospital Road and western side of Ukhrul Road to imphal River on the west has been fixed at Rs 500 and 100 per square feet each.
Trading and residential areas on both sides of the Dingku Road from Khongnang Ani Karak on the west to the stadium crossing on the east has been respectively fixed at Rs 500 per sq feet and Rs 100 per sq feet depending on location near roadside and interior areas.
Trading and residential areas on both sides of the Road starting circular crossing point near Palace Gate Bazaar on the west to Nambam Chuthek in the east and then following upto crossing point near Anand Singh Higher Secondary on the north then to Ayangpalli road in the east has been fixed at Rs 490 per square feet (Roadside) and Rs 100 per square feet each (Interior areas) .
All the trading and residential areas except those specifically mentioned in commercial area under Unit 1 and commercial and residential area under Unit-2, located in Imphal Municipal/ Greater Imphal areas,the rate has been fixed at Rs 100 (Roadside) and Rs 50 (Interior areas) per square feet.
For Bishnupur district, the rate fixed varies from Rs 100 to Rs 50 per square feet in Bazaar/roadside areas and from Rs 25 to Rs 2 per square feet in interior areas; for Thoubal district, the rate fixed varies from Rs 390 to Rs 20 per square feet; Rs 20 per square feet in Churachandpur district; in Jiribam, the rate has been fixed at Rs 25 per square feet (Bazar), Rs 5 per square feet (Roadside) and Rs 2 per square feet (Interior); for Ukhrul district, the rate has been fixed at Rs 300 per square feet (Roadside), Rs 50 per square feet (Other areas of District Head Quarters) and Rs 10 per square feet (Areas along National/State Highways); for Senapati district the rate fixed varies from Rs 200 to Rs 8 per square feet; for Tamenglong district the rate fixed varies from Rs 60 to Rs 1.50 per square feet.
Residential areas in the districts except those in Imphal Municipal areas have been fixed at Rs 1 per square feet.
For agricultural lands, the rate has been fixed ranging from Rs 2,00,000 (Irrigated with Phourel/ Anganphou) and Rs 1,00,000 (non-irrigated) per Hectare and Rs 1,00,000 (Irrigated with Taothabi) and Rs 50,000 (Non-irrigated) per square feet.
